Washing a fence looks like maintenance and mostly is not — it makes it look better and it prepares a surface for coating, but it does not extend the fence's life on its own. Clearing soil away from the base looks like nothing and adds years.

Once you hold that in mind, the annual routine stops being a list to memorise and becomes a walk along the fence asking one question at each point: is anything here holding water against the timber?

The Annual Inspection: What to Actually Check

Do this once a year, ideally at the end of winter when any moisture problems are at their most obvious. It takes about twenty minutes on a typical boundary and it is the highest-value thing on this page.

Start with the posts, because they decide the fence's life. Push firmly against the fence at chest height between each pair of posts and watch the base of each one. A sound post transmits the movement into the ground; a rotting post pivots at the soil line and you will often see the ground move around it. Reading the Warning Signs

A fence tells you what is wrong with it if you know what the signs mean. Black or green staining is mould, algae and lichen — a cosmetic and preparation issue rather than a structural one, though persistent growth on one section indicates that section stays damp longer than the rest, which is worth understanding.

Rust streaks running down from fixings mean the nails or screws are corroding, which is both a staining problem and a structural countdown — a fixing that is rusting is a fixing that will eventually let go. Palings that have cupped or twisted usually mean the timber has been getting wet on one face and drying on the other, which points to a coating that has failed on the exposed side.

Washing Without Wrecking the Timber

The honest test is the posts. Palings and rails are consumable — replacing them is straightforward, cheap and can be done a few at a time indefinitely. Posts are the fence. If the posts are sound, almost any amount of paling and rail damage is a repair, and it is usually worth doing.

If a majority of posts are soft at the ground line, you are looking at a rebuild whatever the boards look like, because replacing most of the posts means dismantling most of the fence anyway.
